1. Booking & Payment

A non-refundable deposit of 50% is required to secure your booking.

The remaining balance is due 30 days prior to arrival.

If booking within 30 days of arrival, full payment is required immediately.

2. Cancellation Policy

More than 30 days notice: You will receive a full refund minus the initial deposit.

Less than 30 days notice: No refund is available, but we will endeavor to re-let the dates and refund you if successful.

We strongly recommend taking out travel insurance to cover unexpected cancellations.

3. House Rules

Check-in: After 4:00 PM. Check-out: By 11:00 AM.

Occupancy: The maximum number of guests is strictly limited to the number stated on your booking confirmation.

Pets: Well-behaved dogs are welcome. Please keep them off the furniture.

Parties: Strictly no parties or events. This is a quiet nature reserve.

4. Damages

A security deposit hold may be placed on your card before arrival.

Guests are responsible for any damage caused to the property or its contents during their stay. Please report any breakages immediately.

5. Hot Tub Safety & Rules

The "11 PM" Rule: Sound travels easily across the lakes. To respect our neighbours and the nature reserve, the hot tub must not be used after 11:00 PM.

Glassware: Strictly NO glass is permitted in or around the hot tub. Please use the plastic tumblers provided. Broken glass requires the entire tub to be drained and refilled, which will incur a £150 charge.

Hygiene: Please shower before entering to remove fake tan, makeup, and sunscreen. These chemicals block the filters and cloud the water. If the water requires a drain-down due to misuse, a cleaning fee will apply.

Lid Safety: The hot tub lid must be clipped shut when not in use to retain heat and for safety. Do not sit or stand on the lid—it will break, and the replacement cost (approx. £400) will be charged to your card.

Children: Children under 16 must be supervised at all times. The hot tub is not suitable for children under 4 years old due to high temperatures.

Health Warning: Pregnant guests and those with heart conditions should consult a doctor before use. Do not use the hot tub if you are under the influence of alcohol or drugs.
